From Service Family Accommodation to Owning Your Own Home – Everything You Need to Know

Moving from Service Family Accommodation or Single Living Accommodation into your dream home may seem daunting and out of reach, but it doesn’t have to be difficult. The following steps will guide you through the whole process. Step One – Be Prepared

Are you in a position to buy a house based on your current circumstances? Our adviser will be able to discuss this with you, and taking into account your income and outgoings, credit history and available savings, they can confirm whether you could get a mortgage if required and the price range of houses you could afford to look for.

The Forces Help to Buy scheme can provide an interest free loan towards a deposit for your house and/or other setting up costs which can be very useful if you have limited savings. Check with your line manager or CO to confirm you qualify.

Step Two – Finding Your Dream Home

Once you have found a house within your price range, you will need to agree a price with the estate agent or seller. Our advisers are happy to put any offers you wish to make forward on your behalf to save any stress.

Step Three – Appointing a Solicitor

You will need a solicitor or licenced conveyancer to look after the legal work of your house purchase. If you do not already have one in mind, we can recommend an Armed Forces friendly solicitor for you. This can be useful if you are using FHTB as our solicitors are used to dealing with JPA and DO NOT charge for the extra legal work involved (many do).

Step Four - Applying for Your Mortgage

Finding the best mortgage deals for you is part of the service. We work with over 60 lenders including all the UK’s top Banks and Building Societies. Issues can arise for the serving personnel due to complicated pay slips, BFPO addresses and using the FHTB scheme. Getting the application wrong can mean delays or rejection. Our advisers aim to get it right first time.

Step Five – The House Buying Process

A dedicated member of our Sales Support team will be in constant communication with the lender and your solicitor and will keep you updated throughout the process. Once contracts have been exchanged (this is a key milestone prior to completion), they will let you know.

Step Six – Completion

Completion, the day the house legally becomes yours, will take place after contracts have been exchanged, on a specified date agreed by all parties involved. Sales Support will confirm that completion has taken place.
